Observation/challenges: 
1. Unwanted charges applied by bank in the name of minimum balance

4.  Hidden money / Black Money / Number of account hold by people

Benefit of Unique / Single account Number. 

1. Single Account will bring lots of transparency in system, no black money as single account number link with bank number.

Improving performance of Public Sector Banks

The information provided below highlights the performance of Public Sector Banks vis-à-vis Old Private Sector Banks and New Private Sector Banks. It can be observed that there is a huge scope for improvement of Public Sector Banks in all parameters, especially efficiency parameters.


Regularising terms and condition in banking sector
Banking sector should have service oriented mind set. When they are playing as business point and implementing unwanted charges to increase profit then penalty clause should be there
Frame work required in banking terms regulatory compliance
1.               Net Banking
2.               Mobile SMS Charges
3.               KYC norms as per RBI. 
4.               Mobile number linking from  bank a/c.
5.               Email linking from bank a/c.
6.               SLA – Service level agreement for each process Time bonded activity
7.               No additional Charges for SMS , ATM,
8.               Penalty clause for bank also if they are deducting any unwanted charges and not reacting on time.
9.  We have a feeling after demonization people has deposited money in account now bank has increased minimum balance charges  from 1000 to 5000 with wrong intention to increase profitability of bank . it is malpractice with general and innocent public .

Looking for Corrective action from government on SBI or other Private bank(like HDFC, ICICI axis bank etc) Policies amendment that 


1.               Public can submit request at any branch in India. 
2.               Approval should be on mail or mobile one time password authentication. This is security requirement and bank should not be charge any thing extra as a social responsibility as a government bank. If they also behaving like other private bank (profit center / Business) then for bank also penalty clause should be mention.
3.               For adding third party name we should not be able visit again and again home branch for approval it should be approved on registered mail on a/c. this is loop pole at SBI process.
4.                I know I required ATM debit card  but process is too tough in a fist visit I have to apply  then need to visit branch for password , do you really thing policies in the name of security  is user friendly and as per market trend this should be  online generated or on mail. Request should be online or on mail or customer care
5.                Check book request should be online or on mail or customer care
6.                SMS charges. requested to stopped this facility because banks  (HDFC, SBI charging 15/- + service charge =17 /- per quarter but this does not mean that bank will removed my mobile number  this is against KYC and Banking security Policy.
7.               If damage note comes from bank ATM M/C  and bank harassing customer by wasting customer time and exchanging the note , so bank is not giving any favor it is bank fault that they have inter wrong note so that customer get trouble their should be some penalty clause for bank also means bank need to pay 5 to 10 time of amount for their mistake.

8.               Fake note Issue from bank ATM . If Fake note comes from Bank ATM  then bank harassing customer to go to ATM and banks and showing its vendor mistake we have out source feeding ATM . no  witten rule information with bank and customer care how to handle this kind of cases. and after wasting 2 month of customer if bank returning same amount to customer . So it is not fare. because this is bank mistake why should customer bear . 100 times of penalty have to be paid by bank for their mistake.

Case- 1: I have asked for net banking, so they have given only view only  what is it mean ..next time after six month during my home town visit again i requested for third party transaction  then they have given , today I want to add benefice again i need to visit home SBI Branch  that is not user friendly

Case-2: Mobile SMS Charges: I have requested to stopped this because mobile SMS Charges bank are charging 17 /- per quarter but it does not means to removed Mobile number  linking from  bank a/c.
SBI -failing in online connectivity - and KYC nomes as per RBI. 


Case-3: I have also requested 2 time in written application in bank  to update my e- mail ID  but still it is not updated otherwise it is really helpful  during the add benefice  to check and full fill security related requirement.

I have my personal feeling SBI bank is fail in security related  requirement feature . as concern as security related feature it is banking requirement  so no charges has to be deducted for e-mail alert or mobile SMS alert. this should be as per RBI  security requirement. SBI only difficult the process but really not working in public benefit. SBi also behaving like other private banks for their own benefit only. but i feel banking should have some social responsibility  they should not establish charges for everything. 

Case-4: Debit card was damage so I have requested to closed on 4th Feb2014 but still bank has charge 112/- on 10 Feb 2014 how this kind of mistakes done buy banking. there should be penalty clause on bank also.

कार्यकारी सारांश

भारत में लाखों मकान, फ्लैट, दुकानें, कार्यालय, गोदाम और अन्य व्यावसायिक परिसंपत्तियाँ किराये पर दी जाती हैं। फिर भी किराये का बड़ा भाग अभी भी असंगठित है। कई मामलों में लिखित अनुबंध नहीं होते, पुलिस सत्यापन अधूरा रहता है, आयकर में किराया आय घोषित नहीं की जाती तथा अलग-अलग राज्यों में प्रक्रियाएँ भिन्न हैं।

प्रस्तावित नीति का उद्देश्य PAN, Aadhaar (जहाँ कानूनन अनुमत हो), संपत्ति पहचान, डिजिटल किरायानामा, e-Stamp, e-Sign, DigiLocker तथा राज्य पुलिस प्रणालियों के सुरक्षित और वैधानिक एकीकरण के माध्यम से एक पारदर्शी, समयबद्ध और नागरिक-अनुकूल राष्ट्रीय डिजिटल किराया व्यवस्था विकसित करना है।

भारत का शहरी किराया बाजार तेजी से बढ़ रहा है।
विभिन्न राज्यों में किरायानामा पंजीकरण की प्रक्रिया अलग-अलग है।
पुलिस सत्यापन की प्रक्रिया समान नहीं है।
किराया आय का अनुपालन (Tax Compliance) हर जगह एक जैसा नहीं है।
कई लेन-देन नकद आधारित होने के कारण पारदर्शिता सीमित रहती है।
ब्रोकर आधारित व्यवस्था के कारण अतिरिक्त लागत और विवाद उत्पन्न होते हैं।

Key Points/ Observation



People give house and shops for rent are not showing their income to to save the income tax and whole money goes in to black money a/c. if person ask of PAN CARD they ask for extra money .
People are not showing their rented income to save the income tax and whole money goes in to black money a/c.
It is observe that if people asking for PAN card detail for rent more that 1 lack 80 thousand then normally owner demanding extra amount of 10 %
Dalal are increasing cost of living – Public are looking for dalal free system
Police verification should be ticket base system and should be user friendly, Normal public should not be harassed by any verification process.
Rent and other charges structured are not fixed like actual rent , maintenance, water charges, light charges, security guard, any colony charges, cleaning light bill

Rent agreement Must contain

1. Witness
2. First party
3. Second party Aadhar biometrics e-validation








PAN card mention should be compulsory irrespective of rent. Even though it is 100 Rs only.
PAN CARD number must have to be mention by property owner to give property on rent irrespective of rent amount. Failure to this function Owner may lose their property if third party creating an issue.
online government portal required for approval of police verification, rent agreement , secure portal should require login ID & password for taking approval.....this is really good idea to track income from rent. also I would like to say PAN CARD , Passport should be use for User ID in this portal
If Framework rules are fixed for rented property black money involvement will be reduce.
PAN CARD number must have to be mention by property owner to give property on rent irrespective of rent amount. Failure to this function Owner may lose their property if third party creating an issue.
People need to e register on government sites for Police verification, there should be attachment option online for document attachment like scan copy of rent agreement should be submitted on submitted by Property owner (Say for example Income tax site).
To avoid corruption in this process this process should be time bonded law ( say for example 3 working days) if verification process say fail then complete detail should be filled by inquired person with his employment detail , consecutive fail 3- 5 case in month may cause need to investigate about inquired by person
Mentioning Aaddar Card Number/ voter ID/ Passport Number/ Licence on rent agreement for better tractability




Pre-requisites
1. Aadhar and Pan Card Number of Landlord, tenant and two witnesses.
2. Biometric thumb scanner
3. Windows 7 or above laptop.

3. Rent - One can have varying rent is tenure is more than 11 months
i. Tenure can be up to 60 months
ii. Usually 5-10% is increased in rent after each year.
1. Notice Period - This is period either of the party give to other party while vacating the premises. If Tenant give notice, then he must vacate in that period or vice versa. If notice period is not served even them the rent of that period has to be paid.
2. LockIn period - This period is locked period one can nt give notice for vacating the premises in this period.
3. Maintenance Clause - This clause will decide who will pay the maintenance




Removing Broker Dalal / only Government Driven Portal Needed



But these references are like again broker / Dalal system by private parties. Government driven portal is needed.

Transparency is the key for good economic growth- No trackability of Gold sale/ purchase up to 2 lakhs is questionable,

Aadhar linking , PAN linking , trace linking is needed for purchase above 20000/- to stop corruption in India 



Observation / Challenges:

1. corruption

2. Black Money, Hawala, Corruption in Government offices/ terror financing

3. Lack of transparency

4. Government willingness to brings India at Top.


गलती वही करता हे जो कुछ काम करता है कमिया सामने आ रही है , मतलब कुछ काम हो रहा है।


Taking the tax or not taking the tax is decision of Government of India. I respect Modi government that they are sensitive towards public and doing amendment in policies which is directly impacting business and country economy growth condition.





But I object that government is not tracing the gold purchase up to 2 lakhs no pan card needed.


It promoting hawala, terror financing, money received from corruption, also people have black money to convert in to gold. it is hampering the Indian economy. Government may announce that no tax will be taken from individual if they buy gold up to 2 lakhs in a year, but Pan linking is needed to trace the source of black money. May be no GST up to 2 lakhs of gold sale to individual, but it should be reflecting in TRACE 

I would like to say this traceability limit need to be reduce up to 20,000/- and trace should be track and reflect in to TRACE account purchase of House, BIKE, CAR, GOLD, TV… and Government may have proposed GST refund if this is First Home Loan/ First House/First car (1 CAR) / Bike / TV per family to boost Business and Indian Economy. Fast track GST refund process for individual buyers so that he / she will not buy item without taking bill.
